A “Total Relationship” Approach to Fees - Other servicers may start you at the beginning of their fee schedule for new offerings each year or even for separate offerings in the same year. Our servicing fees, on the other hand, are based upon the total relationship and not just the number of REITs placed in a single offering or in a single year! We don’t view our relationship as starting over each year and don’t believe that your pricing should either. No Start-up or Redemption Fees – We know that sponsors find “set up” and redemption fees annoying and we have eliminated them. 12% Preferred Dividend Rate - The preferred dividend rate in our program is 50 bps below our competitors. No only does it save the sponsor $600 per year for each REIT, but it is also easy to administer at a simple $10/share/month. Attractive Placement Fees - We adopted electronic delivery and processing of offering documents to reduce costs for sponsors and provide rapid execution. We believe that our placement fees are below what you will find with others serving this market, and we are committed to being competitive on price and terms with the additional benefits of our program providing added value to the sponsor. Leveraging Technology for Your Benefit - We utilize the latest technology to produce cost savings that can be shared with the REIT. For example, electronic delivery of offering documents eliminates charges for print or electronic duplication and mailing or distribution expenses. This process improves efficiency for all participants. Plus, your offering materials will be in the hands of the investors the same day we receive them from you. No out-of-pocket expense for this service is passed on to the REIT. Our service provider handles major financial companies and healthcare providers where security is a critical priority. We also encourage investors to take advantage of a direct deposit option for distributions so that payments are not lost in the mail and checks do not remain outstanding for extended periods. These savings add up year-after-year and REIT-after-REIT. |
